From Heartbreak to Hope: A Family's Second Chance

Lake County Family

My husband, our young son, and I had just moved into what we believed would be our forever home when tragedy struck. My husband suffered complications from diabetes that resulted in the loss of both of his legs below the knee. Although he was able to come home and it seemed like life might return to a "new normal" while he recovered, his heart couldn't withstand the recovery process. Not long afterward, he passed away from a heart attack.

We were devastated.

Along with the overwhelming grief came the loss of his income, and I simply couldn't afford the mortgage payments anymore. My dream home had become a nightmare. For two years I struggled, falling further behind until I was just one month away from losing our home to foreclosure.

Then, one knock on the door changed everything.

Josh from Hope 4 Homes showed me there was a way to stop the foreclosure and even put money in my pocket, despite having no equity in the home. He and his oldest son personally helped my son and me move our furniture and belongings into a more affordable apartment across town, one that allowed my son to remain in the same school district so his special education services wouldn't be interrupted.

His team also took care of every repair needed to restore our neglected home, investing both the time and money to bring it back to life before selling it months later with a real estate agent.

It truly was the best possible outcome from such a heartbreaking situation.

The day I answered the door, I had tears in my eyes because I was scared and had no plan for what came next. Today, as I write this recommendation, I still have tears in my eyes, but now they're tears of gratitude. My prayers were answered that day, and my son and I were given a fresh start.

I can't say enough good things about Josh and Hope 4 Homes. I often wonder where my son and I would be today if it had been the Sheriff knocking on my door instead of Josh.

I know one thing for certain - it wouldn't have been a happy ending.

A Burden Lifted When I Needed It Most

Porter County Family

I have several health issues of my own, so when my aunt passed away and my uncle entered a nursing home, I was suddenly responsible for handling all of their affairs. I knew it would be difficult, but at first I managed. I visited regularly to keep the heat set properly, pay the bills, and make sure everything stayed in order. My nephew mowed the lawn and kept the property looking respectable for the neighbors.

As my own health declined over the next couple of years, it became harder and harder to keep up. My visits became less frequent, the lawn stopped getting mowed, and eventually the house sat unattended.

Then disaster struck.

During one winter, a pipe in the upstairs bathroom froze and burst, flooding the entire main floor. The ceilings collapsed, mold spread throughout the house, and countless belongings were destroyed. My uncle had been a hoarder, so there were years of memories buried beneath the water damage and mold.

Opening that front door was one of the most horrifying moments of my life.

We shut off the water, turned off the heat, and honestly didn't know what to do next. We never went back.

Some time later, I received a Facebook message from Josh at Hope 4 Homes. He had noticed the property looked like someone might need help. After I explained everything that had happened, I admitted I had no idea how I could manage contractors, insurance claims, repairs, or anything else given my own health.

Josh offered to purchase the property AS-IS, allowing me to avoid the overwhelming process entirely.

There was one thing that still weighed heavily on my heart. I knew there were personal belongings inside that had survived the flood, but I wasn't physically able to retrieve them. Josh suggested I make a detailed list of everything I hoped to recover. He and his team searched through the home, located every item they could, and personally delivered them to me.

He found every single thing on my list.

What an incredible blessing.

Hope 4 Homes turned what seemed like an impossible burden into one of the smoothest transitions I've ever experienced. I'll always be grateful that Josh reached out when he did.

More Than Saving a Home - Rebuilding a Family

LaPorte County Family

I'm one of five siblings. My father passed away over a decade ago, and just a few years later my mother unexpectedly passed away as well.

After losing my dad, Mom had every intention of getting her affairs in order, writing a will, and making plans for the future. Sadly, she never had the chance.

Without a will, none of us knew how to handle her estate, and we couldn't afford a probate attorney. To be honest, when I say "none of us," I really mean me. I hadn't spoken to my siblings in years, and we weren't together to make decisions.

Then Josh from Hope 4 Homes called.

He reached out to let us know the home was headed toward foreclosure and asked how he could help us honor my parents' legacy while navigating an incredibly difficult situation.

What happened next still amazes me.

Of the five siblings, only three of us were still living. The other two had seven children between them, leaving ten legal heirs spread across multiple states, many of whom hadn't spoken in years.

It was a complicated mess.

Somehow, Josh managed to reconnect all ten of us and bring everyone together to agree on a path forward. Today we actually have an active family group chat, something I never imagined would happen.

Josh also hired and paid for a probate attorney to open my mother's estate and get everything settled properly. He even paid his attorney to stop the foreclosure so we had the time we needed to complete the process.

What started as a phone call about saving a house became something much bigger.

We were able to honor both of my parents, reconnect as a family, and begin making new memories together. I never would have believed either of those things could happen, let alone both at the same time.

Thank you for making that call, Josh.

You didn't just save a home. You breathed new life into a divided family.

Hope for our home and hope for our family is exactly what Hope 4 Homes delivered.

A Fresh Start When Everything Seemed Lost

Porter County Family

After my divorce, my ex-husband remained in the house we had shared, even though it was still in my name and I continued making the mortgage payments. I moved in with my sister because I had nowhere else to go.

It was an incredibly difficult situation. My ex struggled with PTSD, severe depression, compulsive online shopping, and chronic hoarding.

Then things got even worse.

A tree crashed through the kitchen roof, and the insurance settlement only covered removing the tree and placing a temporary tarp over the roof. No permanent repairs were ever made.

The tarp lasted a couple of years before failing. After that, garbage cans and pots were used to catch rainwater. As you can imagine, they couldn't catch it all. Years of water intrusion led to severe damage and mold throughout the home.

Eventually, my own financial situation changed, and I could no longer afford the mortgage payments. The home entered foreclosure.

I stopped answering my phone because of the constant calls from bill collectors, but somehow a text message from Josh at Hope 4 Homes reached me.

I knew I couldn't ignore the problem any longer.

Before I had even told my ex-husband the house was in foreclosure, Josh met us at the property to assess the situation. He immediately developed a plan.

He agreed to purchase the house AS-IS and personally helped us move my ex-husband into a nearby apartment so he could have a fresh start.

The timing couldn't have been better.

Even more incredible was the amount of equity Josh was able to put in my hands at closing, far more than I ever imagined possible considering the condition of the home and everything we were facing.

Hope 4 Homes is the real deal.

I pray I never have to experience something so traumatic again, but if I ever do, I'll know exactly who to call.

Thank you again, Josh.
